Situated in central Portugal, 40 min northeast of Coimbra. One hour to the beach and 1 hour to the Serra da Estrela with mountain peaks up to 1993 m where you can go hiking and see the coast on a clear day. Or go skiing! One and a half hour's drive to Porto airport.
1854 sq m spread out over 7 terraces, fenced on Northern and Southern plot boundary. Sun all day long. Enjoy the spectacular sunsets from the 24 sq m terrace , used for drying maize in the old days. And the views of the Serra de Buçaco mountain range as well as the river valley in the village below.

A wide range of fruit trees have been planted 3 years ago: cherry, apple, apricot, peach, loquat, grapefruit, orange, clementines, quince, strawberry tree. The tiny house/studio used to be a traditional agricultural building where the freshly picked grapes would be thrown in to the wine press on the ground floor, while straw was being kept above. The old wine press is still present, as well as a the 2 large granite bases of a “espigueiro”, an elevated maize storage in the garden.
The interior is very cool in summer and warm in winter due to the use of top quality insulation of roof and walls, wood stove and Velux roof window shutters. The traditional schist rock walls insulate very well against heat and cold, even better than modern building materials. No need for airco in summer as the interior temperature is 10 degrees lower than outside if you keep the window shutters on the roof down.

We recycled our greywater but you can connect to the sewage system at street level (top or/and bottom end).
Possible to connect to the electrical grid at top or bottom end at street level. The highest terrace is one of the most elevated spots in the area, and thus ideal to put up a windmill to provide electricity. We lived here for 3 years using two foldable Jackery solar panels and battery to power the fridge, pc, mobiles, wifi router, lights, electrical tools, etc... The solar panels and battery can be bought separately if desired. They can easily be taken along in the car when you're exploring other horizons.

Location of the property:
High upon the hill above the tiny village of Caparrosinha. You will find the Quinta where the road ends and the vineyards begin. Caparrosinha is located at the confluence of two rivers -hence the old water mill at the entrance to the village-the Ribeira de Mortágua and the tiny Ribeira de Marmeleira which has a natural swimming pool and waterfall at 20 min walking distance. Lots of deserted river beaches nearby, as well as a huge lake for watersports. Many signposted hiking trails and bicycle routes. The Way of Santiago skirts the village and a GRroute (European long distance walking route) passes through it.
You are not living in isolation, though: the town of Mortágua is located at only 3 km. Here you will find good restaurants, supermarkets, shops, banks, a public health centre, swimming pool and lots of irresistible little cafés.
Guided tours are available in English, French and Portuguese. You can communicate with the Belgian owner in Dutch/Nederlands also.
I can provide you with a list of very reliable builders, carpenter, architects, lawyer, and my personal contacts at the Câmara Municipal (the local town council).
The local council is very friendly towards foreigners and offers free portuguese classes. They actually thanked us for bringing new life into this quiet village.
