Description of the house:
The country villa “Campo de Avore” is situated in the center of Portugal, in the province Beira Alta, near to the city Viseu. The price is excluding extra costs.
It is partially furnished with for example sun screens, garden furniture etc. All movable property that is being sold together with the house will be specified.
The house is characterized by the location it is in, namely there is open space all around the villa and it is situated in a forest environment with a spectacular view of the picturesque town called Casfreires.
The villa is situated on 5000 m2 piece of land, containing a garden, a swimming pool, an orchard, a forest and grass plains in an ecological area.
Most of the windows, downstairs as well as upstairs, is provided with shutters.
It has a living surface of 370 m2 which is divided between 3 floors with 5 rooms, namely:
First floor: there are 2 on-site garages; a wine cellar; a spacious storage room for a washing machine and wash dryer, a central heating kettle, a geyser and cupboards; another storage room for gas bottles; a bathroom with a shower, toilet and sink; and a storage for fireplace wood.
Second floor: there is an entrance with hall, a master bedroom with a laminate floor, and a spacious 20 m2 walk-in room for clothes, a bathroom with a sliding door to a small terrace and a whirlpool that fits two people, floor heating, double sinks and a walk-in shower. There is also a toilet for guests wit a urinal, a toilet, and washbasin made of marble. The living/dining room has a floor made of marble, a closed fireplace, an open kitchen and three sliding doors going to the outside terrace that surrounds the house. You have a wonderful view of the swimming pool and the valley from this room and terrace.
Swimming pool: The swimming pool can be reached from the living room. The swimming pool is 10x4 meters, and has a summer and a winter cover. The summer cover can be operated with a remote control. The swimming pool is equipped with a salt installation.
Third floor: A marble staircase brings you upstairs to a spacious hall and the entrances to a study/library with built-in book cases, a bedroom with a walk-in closet, a second bedroom and a bathroom with shower, toilet and sink. The complete floor is covered with tiling.
The house has been newly built and was yielded in 2000. It has been permanently lived in for the last five years. The house has been built under Dutch surveillance, has cavity walls, roof isolation, central heating and double glazing. The villa is in a perfect state of maintenance.
The entrance to the house can be closed by an ornamental gate. The private driveway leads to the villa.
In the direct area there are 10 other houses owned by non-Portuguese people. They all have lots between 5000 and 10,000m2. The owners have a joint self-sufficient drinking water system.
There is a tennis court that is maintained and used by the owners of all the houses. An appointed owner is responsible for the maintenance of the tennis court. An annual contribution will be asked for the maintenance of the tennis court and drinking water system.
Extra: there is a piece of forest across the road that has a surface of about 3000m2 that will be made available to the buyer of the parcel. By having this piece of land you can secure the view and you may even sell the trees to have a permanent view.
Information about the price:
The purchase contract will be drawn up according to the Portuguese law. This will be completely moderated by an Advogado and a Notário, who will be carrying out all the formalities. If he so wishes, the buyer may call in a broker. The costs for these formalities will be + 11% of the named price in the purchase contract.
In 2011 the fixed costs for living amounted to €1,000 per year for electricity, gas, telephone, water usage and maintenance of the tennis court.
The area:
The key word for the area is authenticity. You will find this in the small-scale agriculture, the medieval looking villages, the friendly population who are very welcoming to foreigners and a beautiful nature with rivers and a reservoir. As a nature lover, someone who likes to take walks or a birdwatcher you will surely find the area to your liking.
In the villages nearest to the villa, Vila Nova de Paiva and Lamas and the city Sátão (about 6 to 12 km), you will find supermarkets, restaurants, medical care, and a whole range of shops and markets. The city Viseu, on a distance of 25 km, offers all possible facilities of a big city, such as a big hospital, two shopping malls and a 18-hole golf course. For a day on the beach you can go to Aveiro and Costa Nova, both situated on the west coast of Portugal. Other nice day trips are the university city of Coimbra, the Douro area, Porto with it’s port houses, and the 2000 meter high Serra da Estrela, where, in the winter, you can even go skiing!
Atmosphere Of The Area
The climate is mild here. The spring starts early, the mimosa is already blooming in March and you can enjoy the sun from the terrace. The temperature during the summer is usually around 30 degrees Celsius.
In the evening it gets cooler and it is wonderful to enjoy the sundown, the clear starry sky and the choir of crickets from the terrace. In the winter months (November until February) it may freeze a few degrees, but usually the daytime temperature varies between 10 to 16 degrees celsius. The population is very friendly and helpful, they always have time for small talk. The farming is still mostly being done in an old-fashioned, labor intensive way, which give a peaceful image. The predominantly catholic population honor the religious traditions. There are also many feasts in the villages at summertime, and you will surely be invited to them!
Accessibility:
The highways going to Viseu are excellent.
It is about an 1 1/2 hours drive from Porto airport to the villa. Except for the Portuguese Tap that departs from Schiphol, there are also the well known price fighters flying to Porto from Eindhoven, Maastricht or Charleroi.
You can easily rent a car at the airport and drop it off again in Viseu. There is also a bus going from the airport straight to Viseu. It is possible to hire a car in Viseu.
Climate:
The period between the beginning of December and the end of February can be very cold at night, but during the day the sun can make the outside temperature so warm that you can have lunch outside. Most of the rain falls during springtime, the time that the nature is at it’s greenest.
From May until the end of November the mountain climate is very pleasant, with temperatures between 25 and 30 degrees celsius during the day. The nights are usually sultry, but the temperature during the night is not as such that you would need air conditioning. You would be able to sleep with the windows open, without being bothered by mosquitoes, and be awakened by the bird songs in the morning.
For the evenings that are a bit colder, you can make use of the wood stove which gives off a comfortable warmth. In the morning it helps to turn on the central heating to give the house a comfortable feeling.
The mimosa blossoms in the early spring. Right after that you may see yellow patches created by the shrubs. Underneath you will find a chart with the average temperatures in Viseu, a city that is on about 25 km distance from the house.
