The Herdade do Montado dos Pavões is a magnificent property, almost entirely covered by cork oak forest, producing high-quality cork. With a total land area of 102 hectares, it is located in the southern region of the Portalegre district, near Ponte de Sor, in Alentejo.
This property generates a high financial return, which can exceed 7.2% gross annual income, as shown in the demonstration table included in the listing. Given the excellent quality cork, which is sold on the market for between €40 and €50 per arroba, and the existence of several first-harvest cork oak trees not considered in the study, it's expected to yield approximately 9,000 arrobas by 2027, with an estimated revenue of close to 400,000 Euros. By 2031, an additional 6,000 arrobas will yield a gross sale of 250,000 Euros. This means that, by 2031, more than half of the property's value could potentially be recovered.
In total, we are looking at 15,000 arrobas of cork across two harvests, over a 9-year cycle. This cork could be sold for around €40 to €50 per arroba, totaling approximately 650,000 Euros over the 9-year period.
In addition to this productive cork oak forest, the property also includes 200 growing trees (young cork oaks), which will contribute to an increase in future production. There are also several clearings, providing an opportunity for planting new cork oaks, further enhancing its long-term potential.
This property does not have a residential house or agricultural facilities. However, electricity is available nearby, and under the Prota regulations, it is possible to build a house and agricultural facilities on the property with a total area of up to 300 m². Additionally, there is a ruined farmhouse on the property, which may be of interest for rehabilitation.
The current valuation of the estate is approximately €11,300 per hectare, but considering the expected revenues from cork harvests until 2031, which total around €600,000, the effective cost can be interpreted as approximately €5,400 per hectare.
In summary: The profitability from cork production, grazing, and hunting will offer returns on investment exceeding 7.2% annually, potentially nearing 8%. The property provides great privacy and stunning countryside views, and is less than 2 hours from Lisbon.
