High-density areas
1. In high-density areas, the standard typomorphology of built occupation, when not
dealing with a consolidated urban front or a situation of bridging, obeys the following rules:
a) Isolated buildings, or in continuous building front, forming blocks, or in solutions

b) Possibility of having several units of use in each building.
2. Without prejudice to the provisions of paragraph 4, in high-density areas, the building capacity
The maximum permissible is the maximum permissible result of the application of the following parameters:
a) Gross utilization index: 0.90
b) Net utilization index: 1.50
c) Maximum soil sealing index: 0.70.
3. In high-density areas, new buildings may not exceed a height of 6
floors above ground, and this limit may be exceeded up to a height corresponding to 7 floors
above ground, if the City Council considers, by express deliberation
based on this sense, that the resulting volumetry does not present any inconveniences for the
urban insertion and integration in the built environment.
4. In high-density areas and in consolidated urban frontage or clogging situations, the area
total of effective construction to be made possible on the plot is the one corresponding to the architectural solution that
best ensure the urban integration of the building in the surroundings in accordance with the provisions of the
Article 35, and in view of the possible plurality of architectural solutions,
acceptable, to adopt the one whose total construction area is closest to that resulting from the
application of the utilization index referred to in paragraph 2(b).
5. Without prejudice to the provisions of Articles 34 and 35, an increase in the aforementioned indices is allowed
in paragraph 2(a) and (b) up to a maximum of 20%, in the case of works intended for the
tourist enterprises that involve urban rehabilitation works or that obtain
Certification as sustainable constructions under the terms of the respective municipal regulation.
6. In high-density areas, in the construction of new buildings or extension of existing ones,
located on consolidated urban fronts, the soil sealing index established
in paragraph 2(c) may be exceeded, to the strict extent necessary, in order to be
meet the objectives of ensuring the best urban integration of the new built bodies
in the surroundings and the preservation of the characteristics and dominant image of the place.
