According to the Porto City Council and in accordance with the Municipal Master Plan (Pdm), this land will be viable for:
- Gross construction area of about 4,000 m2
- Preferably construction of townhouses, between 8 to 9 houses
- For the existing buildings on the periphery, they can be constituted by basement and 2 more floors
As the land fits, according to the current Pdm, in the Oriental Park there is only the availability to authorize this construction however and it is not officially stated that the Municipal Chamber will not intend to proceed with the Oriental Park thus:
- If the Chamber moves forward with Parque Oriental, it will have to expropriate the 18,000 m2, which if materialized may have a value close to that of acquisition
- If the Chamber does not proceed with the Parque Oriental, the buyer may use the remaining 18,000 m2 for the construction of more houses or even another type of housing
